Moving out of a rented property in Ghana often comes with a major question: What happens to the remaining rent balance you already paid in advance? Given that many tenants pay one or two years of rent upfront, understanding your legal rights regarding refunds is essential.

The Legal Standing on Rent Refunds

According to the Rent Act, 1963 (Act 220), rent paid in advance covers a specific period of occupancy. If you choose to move out before that period ends, the law does not automatically force a landlord to refund the balance, unless specific conditions are met in your tenancy agreement or under certain legal breaches.

Check Your Tenancy Agreement

Most modern tenancy agreements in Ghana include a refund clause. This clause typically states how much notice you must give (usually 1 to 3 months) to be eligible for a partial refund of your unused rent.
